The Sanctuary Estate runs itself, in the sense that matters day to day. A Kasa smart lighting system handles the routine of the house on a schedule, so the lights, and the water features, come on and go off without anyone touching a switch.

What does the smart system control?

Lighting and water, on a timer you set once.

At dusk the paths, garden lights, and parking areas come up on schedule. At night the house shuts itself down. Everything is programmed through the Kasa mobile app, which the owner can reach from anywhere, on-site or abroad. As the owner puts it: “We never have to turn any light on or off.”

That is the practical point. The estate keeps to its rhythm whether or not anyone is home, which matters on a 16.3-acre property where you are not going to walk the grounds flipping switches every evening.

What are the water features?

Two water rills, one on the north side of the house and one on the south.

The same system starts them each morning, so the day opens with the sound of moving water. Pairing the rills with the lighting on one schedule is what lets the house wake and settle on its own.
